- The person making the booking must be at least 18 years old, and accepts responsibility for anyone (including pets) staying in the apartment during the booking period, and their visitors. The booking is not transferable to anyone else or to other dates without our written agreement.
- The booking deposit of £100 to confirm your booking is non-refundable.
- Your final payment is due 6 weeks before the start of your holiday. We will send you a reminder email a week before your balance is payable and a final reminder on the due date. If payment is not made by the due date or you do not contact us, your holiday dates will be re-advertised as a cancellation.
- All prices shown include a non- refundable booking fee of 1.5% on bookings where a cancellation or refund is needed.
- The property is available for occupation after 3 p.m. on the first day of your holiday and must be vacated by 10 a.m. on the last day.
- No-one other than those named on the booking form may sleep at the property. You may invite friends to visit but the number of people overnight in the property must not exceed six.
- You must keep the property clean and in good order and you will be responsible for any breakages. You will be liable for any damage or any extra cleaning required if the property is left in an unsatisfactory condition.
- If there are any problems with the apartment or contents please let us know as soon as possible so that we have an opportunity to put things right. We cannot be held liable for faulty equipment or appliances, but will try to remedy any faults as soon as we can.
- We may cancel bookings if the property becomes unavailable for reasons beyond our reasonable control including, but not limited to: flooding, fire, significant damage, failure of utility services or weather damage. In this event we will refund in full any sums you have paid.
- If you commit a serious breach of our terms and conditions we have the right to terminate your booking and if you are already at the property we may require you to leave.
- Once dates of a booking have been confirmed to you in writing or by email they can only be changed with our agreement and may incur an administration charge.
- If a booking is cancelled after final payment we will endeavour to re-let the property, if it is re- let, we will refund you, minus an administration fee of £50.00, and any discount given to ensure a re-let. If we are unable to re-let we will be unable to refund.
- Force Majeure. We cannot accept liability or responsibility for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, livestock, epidemics, acts of any government, or public authority, changes imposed by re-scheduling of airlines, ferries or any event outside our control.
- We strongly advise you to take out holiday insurance to cover the possibility of cancellation.
- Pets must be disclosed on our booking form and only those pets may be brought onto the property.
- We endeavour to be dog-friendly and understanding, however guests are expected to abide by our House Rules for Dogs (see separate guidelines in welcome folder or ask for more details).
- If we are concerned that guests are breaching our terms and conditions our Housekeeper has the right to enter and inspect the property at any time.
- Smugglers Cove is a non-smoking and non-vaping property.
- Unlimited ‘Now’ internet is provided free of charge. Whilst every effort is made to ensure continuity of service, we cannot be held responsible for disconnection due to Now or Openreach planned maintenance or MBORC (Matters Beyond Our Reasonable Control.) Every line of enquiry will be made with the provider in an effort to resume service but no refund or relocation will be considered for interruptions to telecommunications or television.
- The return of a booking deposit and booking form constitutes an acceptance of our Terms and Conditions.
- We reserve the right to decline a booking or impose additional security deposit fees.
- We provide one travel cot, one high chair and a stair gate. (No cot linen/bedding is provided)
- If you have any special requirements or medical needs for either you, your fellow guests who you are booking on behalf of or your dogs that you feel may not have been clarified by the text or photos on our website, please email us prior to booking. We will be able to answer any questions and help you establish if Smugglers Cove is suitable for you. We will try to make any reasonable adjustments we can but it may not be possible to accommodate all your requests/requirements. In those cases it is your decision if you feel Smugglers Cove is suitable and wish to book. We will not be held liable if you discover on arrival that the house is not suitable for your needs. Please note there are stairs leading to the property and 2nd floor that may not be suitable for the less able.
- There is parking on-site for two vehicles, other vehicles may have to park off-site. We do not accept liability for theft of, or damage to, vehicles and/or their contents.
- If you leave anything behind we can post it to you on request for the cost of postage and packing plus £10 administration fee. Left items will be kept for no longer than six weeks.
- COVID-19 – Please note, we will only refund or transfer dates if we are forced to close by the Government/Local Authority and your booked dates are within the dates during which we are closed. If we are open no refunds will be given for your disinclination to travel.
- COVID-19 – If you are advised not to travel by NHS Test and Trace or following a positive COVID Test you will need to claim off your travel insurance. It is important to take out UK travel insurance for your party. We do not refund for illness, only closure by the government.
